It does look far but its only half a kilometre. And flat so the noise will travel. That road will be unbearable as it's the most direct route out from that area out of Maldon to Chelmsford and the a12 south into London. It's already bad enough as a cut through without any major housing developments on it.
Plus that's not to say if they're developing one corner of the field that they won't eventually phase 2 it, like you say, right up to the border of the horse field. The horse field owners will probably be under pressure to sell up as well.
It'll happen eventually.

Thats exactly what has happened near me with a new development.
Initially one huge farmers field was earmarked for it with a proposal to extend beyond into another huge field.
The first phase was completed quite quickly, but we must be easy 8/ 10yrs on now and sure enough the second field is now under construction. The only reason that's taken so long is because there was conservation concerns that had to be worked through.
The plot twist was that a third field was built on before they started the second, so I think the farmer was put under a huge amount of pressure to sell and caved.
I live further than she does from the new build and have blocks after blocks of houses between us but even I could hear the piling and continual construction bangs from my house when they first started.
I know we need new houses but these new estates are ugly and if its like around here then generally the prettier houses are in the middle of the estate with high rises surrounding the boundary.
I'd be gutted if I'd spent all that money and had to look out at them. The thing is, these plans go on for years, so you'd think she'd have researched and knew when she bought it.
