Where I live we have a massive rat problem - in both senses of the word. Our council decided to radically reduce our waste collections to once a month, from Monday one black bag per building, cos that’ll help loads 🙄 (and they’re doing away with that section of environmental health as well, gotta save them pennies)

I reported ours to the council and all they did was have a go at people - those with bird feeders were made to get rid of them, those putting waste out before collection (literally, none of your popping your waste out before the lorry heads down the road for us, nope we gotta be up at 5:30am and sit by the window on the off chance they turn up before 6pm) and those not taking in their waste when it’s not been collected 🙄

Ours are huge, I know smaller ones can manage drain pipes and scale walls so that’s something to keep an eye out for. Ours cant. They’ve no need anymore.

You know it’s bad when they literally sit there staring you down, even during the day, as if YOU are the vermin, despite taking a broom to them and yelling. Eventually it, literally, wandered off. No doubt muttering to itself ‘who does she think she is?!?’. It was distinctly unimpressed by my attitude.

I’m confused too!! That’s exactly right. They’ve told police I’ve nothing to fear I won’t be evicted. They’ve told me I will.

Council is Ceredigion (mid wales) but their website just simply says my device needs updating (which I can’t afford).
If your landlord wants to evict you they must have give you proper notice using the correct 'RHW' form. If they haven't then talk of evicting you is just that and you can ignore it. If they have and the notice is valid then whatever they did or did not tell the police, they want you out. You don't have to leave when the notice period expires. The landlord will need to ask a court for an Order of Possession. You can challenge the claim for possession. If the court issues the order this is effectively telling you to leave on the specified date. If you still don't leave the landlord must ask the court for a Warrant of Possession. If that is issued, the landlord can use High Court Enforcement Officers (Bailiffs) to make you leave. As I explained if the landlord succesfully takes any court action to make you leave, you may be told by the court that you must pay the landlord's costs. Re. registering with the council for a council house; with respect if you have a device that lets you post on Tattle I think you can probably register with the council. The message that you need to 'update' probably refers to the device's operating system (which is free to update) not the actual device itself. If you can't register this way I understand that every public library in Ceredigion offers access to a computer.

However if Ceredigion council is anything like the councils that I deal with in England, even if you are accepted onto the waiting list, it could be some time before you are offered a council property so that probably isn't an immediate solution. Edit: just read an article from last July that says that the average wait for a one bedroom property in Ceredigion is 783 days!

The Ceredigion Council website homelessness webpage appears to offer a wide range of services and support. I expect you have already engaged with them but you haven't and if you are in imminent danger of being homeless, you should contact them now.

I don't know anything about hoarding disorder but as far as I can tell, treatment is either arranged through your GP or privately. The notice is valid. I had it checked. However, I wasn’t given a new contract after the regs changed so it may not be valid (I don’t know if that makes sense). They’ve told the police, housing solutions and housing worker from Wallich that I’m safe from eviction. I’ve told them all that the landlord has tried to change locks illegally, been here yelling at me to get out and all sorts, but they say it’s all fine and I’ve misunderstood, due to illness. I am suffering a lot with PTSD right now, and those three have actually seen how much it is; mental health have said it doesn’t matter which makes people being able to help difficult e.g gp, landlord.

I know the version of tattle I use isn’t the same as others, it’s an older version, I totally get what you’re saying its not like to can see my screen. The council website simply gives ME a page saying to update device. I’m unable to access our nearest library (I have tried!); there’s two computers in each and they are very hard to get access to (non bookable).

I’ve been waiting for an adapted property that meets my medical needs (am physically disabled as well) for ten years. I’m already in top band. I can’t manage steps or ramps due to my condition being so bad now. It doesn’t help that landlord said I could stay until one was found.

I’ve accessed help with hoarding disorder myself, MIND, GP and social services all were unhelpful but my poor mental health makes it difficult for them to help. It wasn’t helped by someone stealing my bin and landlord refusing me one for 3 years.

I’m hoping to meet with council and Wallich tomorrow. We’ve a major storm warning though that may not happen, otherwise I’ll need to cancel (extreme wind and walking sticks is just asking to end up in a road and I can no longer manage a vehicle).

The problem is having both mental and physical disabilities and too young (albeit only by a couple of years) for adapted flats for my needs and having those needs recognise, my condition is rare and instead of engaging with specialists social services dismissed it and decided to concentrate on mental health - and, unfortunately those places are not accessible or adapted so I would need to pay for someone to get me inside, carry me up and down stairs for kitchen/bathroom (neither of which are adapted).

Council have known about my condition and that it can only worsen for almost 20 years! Unfortunately covid stopping everything for years and me stupidly staying away from people due to shielding has meant I’ve now been declared ‘better’.

I don't usually deal with Welsh law but the CAB website ays that if your landlord did not give you a 'written statement' to replace your tenancy agreement after December 2022 (when the law changed) they can't give you a 'no fault eviction'.

Please don’t apologise! I really appreciate being given facts as it’s so complicated. They have given me nothing at all. At the time it needed to be done by I was in the office weekly complaining about my neighbour (who was arrested for hate crime against me on disability grounds) so not like they didn’t have the chance to sort it.

This is so complex.

Reading the changes to the law in Wales is interesting. In general it is much more favourable to renters than in England (although that isn't saying much'. I really like the law that says that a renter may not have to pay rent for any day when the property is unfit for human habitation. I wish they would introduce that in England.

There were no regulations in Wales about electrical safety checks before 2022 but since December 2022 your landlord should have had an EICR (Electrical Installation Condition Report) and provided you with a copy. These must be renewed every 5 years. However I don't think the lack of an EICR test affects the validity of a 'no fault eviction' notice.

My teenage daughter has a massive phobia of insects/ bugs/ spiders. She won't go in the garden anymore and screams if ever she sees one. She checks rooms every time she enters and this morning she was screaming and flinging her arms around in the car because a tiny spider was coming down on its web in front of her. I was worried I'd crash! I'm not sure what to do about it.

We get a lot coming for hypnotherapy for phobias, not sure if you have any clinics close by though, other than that could CBT maybe work?

It would depend, it sounds quite severe so I'd imagine you could get CBT through the GP, I think normally you get around 6 sessions but it would depend on if her GP thinks it's severe enough to refer her for it an it may be a lengthy wait as CBT is also used for anxiety, depression, grief etc, am not sure what it would be cost wise if it was done privately

Ive had no heating (same for other flats, all using fan heaters) and broken windows since I moved in pre 2022 still must pay. The EICR hasn’t been done.

Meeting was rather odd. They kept telling me to be more positive, everything’s going to be fine, and as much as I tried to be realistic they kept telling me to get positive. So in the end I just let my voices take over, literally. I was told I do not need to pay anything for eviction, they can get me full long term benefits, get me medical help and support and try can definitely find me somewhere and I’ve nothing to worry about with landlord. Adaptions, care and, support will all be funded and free. But they did confirm no suitable temporary accommodation for someone with my needs.

BUT

Benefits take time. Medical help and hoarding support never mind sorting takes time. Finding me somewhere without a needs assessment impossible and takes months. The landlord had at that point said nothing about not evicting me (see below). Adaptions have already been done for free where I am they won’t be done again - I need to pay, care is not free; nor is support as physically disabled.

This evening I got the following (I’ve removed parts about neighbour and police issue) from landlord.


“Hiya mate, just to confirm your time at x is at an end. It’s good you're finally engaging with people but you must leave. We won’t enforce on x but you must leave. We never wanted you to be homeless but you must leave. Housing confirmed you’ve plenty of help and support now and are finally engaging with people which is good but your time there is over. Cheers ‘landlord’”.

This doesn’t sound like I can stay until somewhere is found for me and I’m terrified.

To me this appears that they think I’m gong into be housed immediately and that’s not realistic at all.

I’m being messed around by so many people and in such a state today’s not helped at all.

It takes weeks and more likely months for a landlord to enforce an eviction through the court so there's little danger of you having to leave any time soon. In any case he's said that he's not going to enforce the eviction so he won't even start the process when your notice expires. I would reply to your landlord with something like "I understand that you want me to leave. I am engaging with the housing team and as soon as they can find me somewhere suitable, I'll be gone. At the moment I don't know when that will be but I'll keep you up to date as things progress". I'd also forward the landlord's email and your reply to your contact in the housing team 'for information'. Re. benefits. How long it takes for the claim to be processed depends which on ones you are talking about.

Obviously I can't know the exact situation and I recognise lying don't worry doesn't help but it sort of feels that you are catastophising the situation - it's something I have personal experience of so I recognise the signs.

I sent their email to housing they’re not happy with what was sent to me. There’s more to this than I’ve put here (legal case, safeguarding, police involvement so can’t go into that).

The email landlord sent to them:

“re: my name, my address

Dear x,

This is to confirm above tenant can stay.
There’s no risk to her accommodation.

I’ll send this to her to confirm.

Yours y”

Not the same!

I’ll just need to see what happens but it’s a huge amount of worry I just don’t need on top of other stuff.

ETA benefit situation is complicated as someone decided to switch my benefits to income based without consent which they shouldn’t be meaning I can be switched to UC and effects things like pensions as well, and pip was stopped without any assessment or anything at all, deemed fraud and made to repay so that’s likely why the wait.

I’ve just booked an appointment on Friday for beauty treatment. I’ve paid in full but stupidly I’ve booked the wrong treatment (the one I meant to book is £50 cheaper too). The T&C’s say no deposits are refunded but appointments can be changed up to 48 hours before. Obviously this is less than 48 hours because I’ve only just booked it. I’ve messaged them but could they refuse to do it? I’m such an idiot 🤦🏻‍♀️

I guess technically they can? Is the treatment you actually want the same price? Cause if it is and is done by the same person then they shouldn't have an issue
