In Scotland the home report dictates the value of the property and this is available to everyone who requests it pre viewing.Tiny bit irrelevant what an estate agent lists a property at on Rightmove, it’s indicative of rough prices in the area and their current market valuation NOT what it’s actual value is. The mortgage lender will tell you exactly what it’s worth when they do their own valuations after you have put an offer in, that’s the one that matters. It’ll be interesting if their offer is accepted but their lender then goes on to say it’s not worth what you have offered..
My estate agent listed my flat at £5k less than what we knew we would probably get for it, based on other recently sold flats and low and behold we got an offer £12k over asking. Reverse psychology maybe. Competitive pricing from an estate agent means they’ll actually sell the home and get their commission.
