Apparently it's Parramatta, close to Westfield. She's not doing anymore Westfield stores, just boutiques.
I just listened to her podcast and she talks about how it's in Parramatta - Close to Westfield it's "basically above" it.
She talks about how theres no retail outside of Westfield and she thinks they can be the first. There's a reason it's all inside Westfield. Any sucessful retail has invevitably moved into Westfield - Off the top of my head in recent years thats Culture Kings, Aldi, Kathmandu, all the big and small banks.
Church St has potential with the light rail, but theres massive sections that are dead and have been for a while because it's all being redeveloped into high rises. Even the restaurants on Church St aren't doing well. Looking on Commerical Real estate there's two locations i think it could be:
2 O'Connell St - Good spot visually as you get a lot of cars going past, but not a lot of foot traffic and it's super old and the site owners have been trying to get approval for a 200m tower for years on that spot.
128 Marsden St - Modern shopfront as they've been renovating this building, and a bit easier to get to for pedestrians.
Either way, it's a bold business decision by people that have obviously never been to Parramatta.
