I am in love.....I adore hounds and he is soooo beautiful! Poor darling.
Loving Marcellus too!

I think I've told this story before but at my old house the people who lived at the stables down the lane had a wolfhound and one day I was sitting in the study and he appeared behind me. Absolute stealth! i never heard a sound! Of course all my doors and gates must have been open......
He used to come to see Benny, my first Maine Coon, and the only way I could get him to go home was carry Benny with us, back to his house! His name was Alfie.

I didn't know the brand Hush and wonder if you can tell me about the sizing? The clothes look quite comfy and relaxed. Do they come up big? Do you order your normal size?
OMG @Miscanthus - Congratulations 💪👏❤🥰 This is wonderful news! It’s fantastic to get the deal closed prior to your holiday even if it is down to the wire. It means when you return from your trip you have a whole new start. Going to South Africa will really relax you and you will be invigorated for this new venture.

Couldn’t be happier for you - from what I’m reading, you put painstaking work into the land back and front of your first house and did the same with the gardens of this house. Your hard work and flair paid off in spades - I can only imagine what a glorious selling point - and got you the offer you deserved. How rewarding - you should be very proud. Take a moment to clap yourself on the back.

Once you find a decent removal company, they will do the work. Boxing and labelling the items from each room and making it as easy a process as possible. We have an umbrella company called Bark here where you type in the service you want and they ‘tender’ it out, ie you receive brief email response re who is available and when and charges. It’s dead handy - I wonder if you have similar? It means just sending one email (ticking multiple choice questions) and the companies respond on the basis of availability via text/email. Takes the pain out of big jobs.

Go to the Pharmacist re the eye infection. Immediately. Buy drops and see if you need antibiotics from your GP. Buy Panadol Night - you’ ve a lot on and you need your sleep. Two tabs tonight at 10pm and you will sleep straight through. Your health is priority #1 - I have eyelid issues and it is depressing when they flare up.

Oh, this is exciting! What is your next step? Also, what is the itinerary looking like for SA? Sending lots of love and congratulations. I promise I’m going to buy a small prosecco on Friday and raise a glass in your honour - I hope you all join me and post a pic for @Miscanthus 🥂🍾🥂🥂🥂

I wish we could chat freely and I've been longing to tell you all, but the people who do know are sick of asking me if I have a moving date, so it was probably right to keep schtum!

I really did want to move before the holiday, if only so that I could spend the holiday daydreaming about what I'm going to do to the house (kitchen, bathrooms etc). I've forgotten what it looks like and I've only got a few measly pictures that I look at daily! It is very tired and needs tlc but I wanted a project as I love interiors! The garden is a blank canvas but manageable.

The drops I have got my eye are from the pharmacist but he said to see the doctor if no improvement after 5 days.

South Africa...
21st night flight
22nd arrive
22/23rd in Johannesburg
24th drive to Kruger Park - #5 nights there with aunt, uncle, cousin, her husband and 3 small children
29th drive back to JB
30/1st unpack, do washing, repack
2nd drive down to Nr Hermanus, stopping en route for night (just with aunt and uncle)
3rd arrive - #7 nights nr Hermanus (Gansbaai)
10th taxi to Cape Town - #3 nights there on own
13th night flight back
14th arrive UK

My aunt and uncle are staying another week before driving back. My cousin/husband have a holiday home by the Kruger which they bought with his business partner and share.

You can spend any downtime scrolling through interiors and planning. It will be amazing and a good rest before all the big plans get started. I hope you got the Panadol Night but I suspect you didn’t, knowing you! Then camomile tea, Missy, you need your 😴😴😴

Nope, it's the rescue waif I named Lorcan. Although he refused the name. Obstinate wee man. He'd been known as Peanut before he came to us. He broke me, playing deaf and dumb unless we all used Peanut, which is a ridiculous name for such a noble soul. He was also a wraith. Absolutely silent. Never barked or whined, nor did he groan, snort, and moan like Magnus was wont to do. Magnus was a Maria Callas in Wolfhound clothing. Peanut, on the other hand, was stoic and silent, always. No matter what. Doorbells, people coming in, other dogs barking at him. He remained silent always. Our pizza delivery guy was terrified of him because of his silence. He once caught sight of the silent giant behind me, staring and silent, and he dropped our pie and ran. 🤪 Silly fella, Peanut would never hurt a fly. Or a Dwarf Sapphire hamster. Peanut was also sadly chronically agoraphobic. He hated walks, car rides, anything outside of the house and garden. He wasn't food motivated, so it was very difficult to get him anywhere. Our vet said it was because he was so unsteady due to his spinal injury. Here he is eating sunflower seeds with his bestie, Marcellus Wallace.

Adorable Peanut! Reminds me when we got our Yorkshire Terrier, Tweedles. My mum thought it was a ridiculous name and called her Dinky, incessantly. Tweedles was having none of it so she quit. On mature reflection, I’m not sure which name was worse.

Maine Coons are the Wolfhound of the feline world! Best faces ever. I can see Alfie sneaking, what a wonderful story. It does amaze me how Wolfhounds are so delicate in their footing, once they're grownups that is. I shudder to think what life would be like if Wilbur was a larger dog, he is so very tenacious and prey driven, there would be no way to hold him back if he were even a smidge bigger.

I'm so excited about your new home! I can imagine the buyers of your other properties must be delighted to have the gardens you made flourish. I hope you can enjoy your SA trip without too much angst over the work to come. The fact the property needs a bit of TLC is almost good, right? In that you can bring your vision in without feeling like you're undoing things that aren't to your taste but that are serviceable. How lovely that it closed now and not later in October. It's all pins and needles these days to buy and sell. My eldest sister just moved and it took almost 7 months to line everything up, with so many instances where it looked like everything would fall apart. Too many moving parts is harrowing. But now you know where you're going when you get back and that peace of mind is priceless. So very delighted for you!! ❤ ❤ ❤

As to Hush sizing it depends. If you have slimmer arms and a smaller bust, then TTS. But if not size up by one size. Anything button down, I size up so there's no gaping at the bust. I've found the pull over dresses are more TTS. I've only bought dresses. Be very careful when washing, only cold water on a short (delicate) cycle and no dryer, as they will shrink a lot if exposed to a regular cycle and high heat. I air dry everything.

I knew I should never have mentioned the move. My solicitor has gone on holiday without telling me, and her stand in left for the day....early...this morning!!!....when we were trying to exchange contracts today. My vendor who wanted the 14th has now said she can't do it because she had spoken to only one removal company and they now can't do 14th. I've spent all day on the phone, have 2 local removal companies quoting...both free on 14th..and another large company quoting. I've redirected my mail, arranged my house and contents requote for the new house and the oven cleaning.
I rang the doctor about my eye, was asked to ring an eye specialist number and have spent ages waiting in a queue...to no avail.

Thank you. I wanted a project and when I was viewing properties I was thinking how they would work for me or how I could make them work. I did get sidetracked at the beginning of the process when I fell in love with a very unsuitable house but sense prevailed!
The house I'm buying is the first one I saw but I only viewed about 8.

See if you can get a cut from the removal people to quote for your vendor since they are both free on the day. Have you put in writing to your sols. the damage this could cause if it isn’t done like tomorrow? What are they even thinking of? Must we all be constantly surrounded by complete and utter incompetents who expect to be paid for their incompetence. It gets harder not to swear by the wretched day!

So sorry this has hit you. It’s pull backable if you make a fuss and mention costs ...the ones you will hold them responsible for. The sol who went away did so without covering her bases. Utterly incomprehensible!

Proffesor Bainbridge at Moorfields is a genius! Just sayin’.

Solicitors are a nightmare, start to finish. One side blames the other, the estate agent wrongfully takes sides, they disappear when needed and appear when not. Hopefully, you will be back on track with her return tomorrow. Why are you communicating directly with the vendor - that’s for your solicitor to do. Stipulate to the solicitor what was originally agreed and don’t deviate. Don’t deviate.

Stick to your guns on the basis of already securing everything on your side and the fact that you have work on site, travel (never mention holiday) commitments, etc that you are bound. Get her to step up and agline the parties to make it happen. Take no prisoners - just call/email the solicitor tomorrow and raise the roof in a pleasant but zero tolerance manner.

You have an eye infection and no sleep so you are tearing your hair out. No need. You paid for the service of a solicitor to represent you - let her earn it.

I completely agree DO NOT mention the holiday. You had a management meeting to attend at Kensington Palace Gardens today which you were unable to attend whilst you dealt with the unholy mess created by your careless solicitor which now reflects so badly on the practice she works for. They may be aware you have worked on this project for the last two years - in the event this now falls apart you will rigorously pursue them for loss of earnings at circa £640 per half day day for 9 months..!

Girls, I'm not communicating directly with my vendor or my buyer....it's all through the EAs.

So...I have just sent a list of suggested national removal companies to my vendor's EA Darcy (don't you just know you are in Jane Austen country when your EA is called Darcy!). Hopefully they can spirit her to Cornwall on the 14th.

I am sounding out my two but they are smaller local companies- but they might like a trip to Cornwall!

The blooming solicitor is somebody I've used twice before but she's definitely coasting to retirement this time! 🤢

Am aghast that you are liaising with vendor and/or EA.. why? You cannot take on their issues? Your Solicitor is there to protect you from any communication with other parties. That is the principal reason we employ their services. If anyone - on any side - be it the vendor, the EA - no matter. You communicate only through your solicitor.

If the contracts weren’t signed today, then tomorrow. I don’t understand why you are embroiled in the circumstances of anyone here other than yourself? The EA is completely redundant once contracts are signed - except to gossip and repeat stories between one party and another when he should butt out, in truth. It took me three house buys to finally reach that realisation. The EA each time makes me mad, actually. 😡😡 Sending you lots of love and support - just cross on your behalf to be honest.

I have spent my whole time liaising with my estate agent's sales progressor and updating my vendor's estate agent in the absence of comms from my solicitor.
My purchase was so easy and the vendor so patient. The problem is/was my buyers and their solicitor....who is at loggerheads with my solicitor.
Of course now my vendor has become the issue.....
I can't win!

It’s brutal. I got so involved in the he said-she said with the loveliest EA, @Miscanthus when I bought the house I live in. It went back and forth and I struggled to defend my honour with all the confusion in communication - it was exhausting. In the end, out of frustration, I emailed her proof that the other solicitor was not pulling his weight and the other party was blaming us. I said - look, I know you’re representing the vendor as EA, but pleeeze understand the reality... here it is - look at the emails....

Rookie error - what I should have said was... it’s under contract - you, as EA are now redundant. Once it’s under contract - all parties communicate via Solicitor only. It’s too stressful to be jacked from pillar to post - your solicitor knows well how these people work and one day delay should not constitute a crisis.

Makes me so frockin, cluckin angry... when we meet up - we will eventually, I will vent like a banshee. Keep calm, @Miscanthus, get some sleep, look after that eye - and give not a toss about the EA or anyone else involved. 🥵😡🥵😡

To be honest both estate agents and my EA's sales progressor have been great and as frustrated as me, but there's only so much they can do.

The buyer's solicitor is at the bottom of this - apparently known as the slowest in town - but my buyer has had to get a mortgage to buy my house so their mortgage lender has been ultra pedantic too. I can completely see why my solicitor has got cheesed off. It's been indemnity this and indemnity that....grhh....however, it's her frocking job!!!

Also, the final piece in the jigsaw was a confirmation from the council which my solicitor requested and waited months for (and repeatedly said she was chasing) which miraculously and suddenly appeared on Wednesday, after she'd gone on holiday, and after my estate agent, in frustration, offered to go the council offices and wait for it.

In my opinion the council's email had been there all along and overlooked!!! 😡
I'm hopping mad that we are now up to the wire.😡

The purchase on the other hand was so easy as my vendor had sold the house twice and been let down twice so she and her solicitor were ready....

Now my worry is my elderly vendor won't exchange until she has sorted removals as she is very stressed. Positive vibes that one of the companies can help her.

Also having fun with my art society committee which is kicking off with resignations and threatened resignations!
I have an art deadline of 16th but can't settle to finish any paintings.....

Not daring to hope but eye seems a teeny bit better.

I'm also changing my hairdresser after a loooooong time. I had a consultation ages ago and the appt is Monday....can't come soon enough as my hair has got so long while I've been waiting. I saw her work on instagram and she likes doing long hair. Not Nicky Lazou though!

Yes, I can see between the solicitor and the mortgage approval bank involvement - this would be a slow and painful process. These things always go on far longer than necessary. Hopefully, today will bring closure or it might drag on til next week and beyond.
