So here is against several similar properties, Other reviews are from Fabulous to Exceptional, some with breakfast included and ALL coming in cheaper.

Paul isn't capable of providing a Fabulous or Exceptional guest experience. He half arses everything. Two have a 9.7 rating. 7 sounds so low in comparison. He just cannot compete.
