She also keeps mentioning she has a substantial mortgage, must be so stressful. I hope Charlie is contributing in some way. Although their mortgage can't be too bad, sale of the London house, 900k, sale of mother's house, I have no idea but say 500k, could be less, could be more. She wouldn't have needed to borrow too much and can also sell off the gatehouse if need be. Tbh I think that would be a better plan if they're stressed over the mortgage. They probably won't be in London as often as they think anyway and can always get a hotel to sponsor a stay.
They’re thoroughly levered up on this thing. Yes, they sold the London pad for a profit. But it was mortgaged, so suspect the net proceeds from that sale (I.e. after discharging the mortgage) would have been in the low 000s. Still a lot, but this is a £1.8m home. Don’t forget she would have had to pay stamp duty at the additional rate too as this is an additional home. Stamp duty at that rate is circa. £185k.
People keep mentioning that she’s paying 2 lots of council tax as if that’s the main expense. Council tax is nothing compared to the maintenance, upkeep and mortgage payment she’s paying for this thing. I think she is really struggling (she pretty much says so expressly), and we’ll see the signs more and more as the year develops. No doubt she comes from
some money (her mom did buy her the London flat after all). But not enough money for what this ‘oldhouseourhome’ will bring.
I’m going to guess that she put 30% towards a deposit (don’t think she’d have gotten a better LTV considering it’s Grade II). That means with stamp duty, solicitor/buyer fees and deposit — she’ll have needed around £730k+ just to move in. Given it’s a bit of a specialist mortgage, she’ll probably be on an interest rate of around 2.5%-2.75%. Monthly mortgage payment will be £4.3k alone.
To put that in perspective, for her to pay the mortgage alone each year she needs to earn a net £51,600 (which is equivalent to a £75k gross salary in the UK). I’d be surprised if maintenance/upkeep wasn’t at least £1k a month (probably a lot more once repair issues come creeping out). Bills will be £££. Then you add the London flat to it...
Pink shorts has no job, no income. So not sure how he’d contribute?
