It made me laugh when she talked about wanting a place of her own. She already owns a flat in London and a cottage in the south (although think she said she was selling or had sold one to buy the Tuscany house). It seemed a lot of waffle in that vlog justifying why they're doing it - basically they just want a second home.

Yes I think she did. But the two homes she's owned in the UK would suggest that this isn't her 'first' own home. She does like to play down her wealth.
I'm guessing she's not sold the London flat, probably got a loan against it, using those funds to buy outright in Italy, repaying the loan via the rental income which, as @emm says, would be very high.

Nicki had a first-world problem meltdown during the negotiation process, she's shown with her head in her hands, lying under a blanket and on the ground recovering after a day of crying, adding that she "still had to make videos". This can only be a cynical poor-me beg to get the stans to cough up on Patreon, quite a nerve after Carlo's boast that they now have ANOTHER house.

BUT SHE DESERVES THIS! 
Carlo considers the Tuscany place a second property to him (despite apparently not being a signatory to this new purchase) but it could well be her third if she acquired it without dismantling her existing portfolio. She's spoken several times about the London flat she inherited, explaining that the revenue from that used to pay for the daughter's private school in the UK. And others here have mentioned a house on the UK south coast, which I must admit I was unaware of, all I knew was she's stayed with one of her brothers in Devon I think, and she's shown stays at Airbnbs there. Can anyone share what she's revealed about a UK south coast property?
The last 25 years she's been living in Carlo's family property, which he apparently considers his. His share may well be ringfenced for his son.
In any case, she's disingenuously treating this new Tuscan property as "my first own place" simply because it's the first place she can decorate as she wishes. Poor thing was stifled creatively having to keep her tenants happy with magnolia paint. It all shows an incredible lack of self-awareness and, as @Sabbie says, entitlement.

Well, one good thing came out of the cliff-hanger drama vlog - she didn't plug THE book or even mention it. Phew
Carlo still needs to be aware he isn't in Positano dealing with his mates - the phone call to the agent was far too 'in yer face' for what was in fact an official offer for the house & why phone on a saturday afternoon instead of sending a mail? Still, he does his best, being supportive & never answering back (god help him!).
I doubt very much the London flat was sold bc it's a nest egg & always increasing in value & rental. Indeed she may be buying the Tuscany house out of that income. Their place in Positano is on the family land surrounded by the family with the son living upstairs so if she decided to leave, life would just go on there without her. Sad but true & unthinkeable for an egocentric.

I feel like ever since her followers convinced her to publish that awful novel of hers, her entitlement level had gone up even more. Every time she quotes her book, I’m just shocked at how utterly bad it sounds. This was one work that definitely didn’t need to see the light of day.

I imagine she wanted her own place as she doesn't feel secure as they're not married (she has said various times sh would like.to be hasnt she)? Aren't spouses automatically entitled to half of assets in Italy?
I think she now actually believes she's published a proper literary work, these influencers start to believe their crazy fans and get addicted to the praise. Her head's become too big to accept that it's just some pap knocked out to sell to the stans, like tshirts or tea towels.
She's often said that "England" is one of the places she'd consider going to when the stairs in Positano get too much, Carlo seems much less keen, hard to imagine him down the village pub. If they broke up I'm sure she'd go back to Blighty and keep the Tuscany place for herself as a bolt hole and/or rental earner.

I just finished the book today ($5.99 Kindle-version). While the storyline itself wasn't terrible, it was difficult initially to get into as the book was a series of grammatical errors, misspellings and run-on sentences (I don't understand WHY she did not run it through Grammarly before publishing it... SMH...) I will give her credit, though- she did a spot-on job of describing Positano. However, the ending felt a little rushed and anticlimatic- I guess she was ready to be done with writing it by this point. I do wonder which parts are true...
Nicki constantly touting her book was incredibly annoying, as most of her viewers had already purchased it. If you go to Amazon's main page and type in "Nicki Storey" or "A Boatful of Lemons", other random stuff comes up. You literally have to select the Kindle page and then type the book title in to find it. She should have figured it out and contacted Amazon to correct it.
The irony is not lost that while Positano is beautiful, the locals hate tourists and outsiders, but rely on them for revenue. I don't think Nicki is as accepted by the locals as she portrays to be- tolerated, maybe, because she brings in extra tourism to their venues with her vlogs, but will never be embraced as a true local. The only thing that is keeping Carlo and her in Positano is Carlo's elderly parents, so suspect as soon as they pass, she's out of there- hence, the house in Tuscany.

I'm not surprised about the book being full of grammatical errors, you only have to see the sloppy English subtitles on her vlogs.
She'd had the book on her laptop for years apparently but got back to working on it during Covid to knock it out. It says alot about her audience that none of the followers who were asked to read it before it was 'published' picked up on what seem to be glaring errors.
To not have it proofread or edited demonstrates that she really mustn't care that she's selling such a poorly presented work, I suppose she simply CBA making it any better than it needed to be.

I think Nicki believes that her hatred for the tourists puts her on the same levels as the Italians in Positano, who deal with hordes of tourists in their business most of the year. But she is still an outsider herself, as you say. You can tell every time she films Carlo in conversation with friends and neighbors on their walks, while Nicki keeps her distance and just ignores people while filming.
Her video mocking the tourists and her comments about what women wear in Positano - I think these things stem more from a dislike for other women.
