As others have said, the order of priority should be stabilizing the Grand Salon beam, stabilizing structural integrity of chapel and addressing any other facade “integrity” issues that are pressing.
That said, you’ve engaged with architects and restorers that are working on arguably France’s greatest treasure, Notre Dame. The French government has an limitless fund to throw at their restoration, but you however do not.
Are they charging you “Notre Dame rates”? I would think you should be able to get that structural quote down from 150K€ to about 120K€ with some negotiations as as others have said, farm out the French drains and terracing as they do no not require technical or “experts-type knowledge. That should save you an additional 12-15K€.
As far as the painting/restoration quote (300K€), you’re in the Loire Valley. Surely there are universities and technical schools nearby who teach courses in art restoration. You might want to contact administrators at those schools and see if their students that show the most promise would be interested in helping to restore such an important structure for a fraction of the quote you received. It would give the students an opportunity to gain first-world experience in restoring important works that may not have come for decades later in their professional life. Compiling a list of those schools should be something you/Phillip can work on prior to meeting with architects.
As others have also said, the lake should be dead last on your list. You have beautiful wetlands and bio-diversity on the property that evolved from the lake and has established itself over the course of the last 15yrs, a vanity project such as a returning the lake can wait.
First time poster but have been a Patreon since early COVID days. Thank you for inspiring me to follow my dreams. We took the plunge and moved from Florida to the South last yr. Bought a Maison de Maitre near Carcassonne and are 99.9% finished with the restoration. We love it in France and could never go back now.

The survey and costings have been pretty inclusive, if it were mine, and providing you are not on a time restriction re the lake, complete the heating, deal with the grand salon and interior elements pertaining to that particular ‘disaster’ (perhaps you may have to cut a few costs in wallpaper etc in the meantime), restore the lake only if timing isn’t an issue, otherwise, structural elements only to the chapel.
You know what else needs completing now with regards to the chapel, and once watertight and stable, you can take more time attempting to access grants, buying (and later selling on) your own equipment ie scaffolding or scissor lift, paint from another country where it’s not as expensive as France.
What was the price difference for the original interior chapel restorer, was it his plan to tackle the same interior problems the same way?
If you have to do anything in the chapel, just choose the painting, the rest can wait, as you say yourself, it’s a repetitive pattern.
I feel the same as others, some of their quotes for items like the drain and terracing could be done in-house with your own extremely talented team.

To be honest I have been putting comments on here with advice on how get the renovations going and they have mostly been deleted. You have received massive amounts of money through patreon over the last few years and there has been no demonstration of any coherent plan, time and money have been wasted with jobs started and then being taken apart like the insulation in Natti's apartment. Nothing ever seems to get finished.It is obvious that draining the lake has caused further issues structurally and putting the lake back will again impact both the chapel and Chateau. You desperately need a qualified project manager and a team of artisans not just Amaury. This way you can put a meaningful renovation programme together. You're travelling so much, there is the B n B -if you're serious you now need a serious professional plan and accounting structure in place. I understand this will not be a popular post but it is the reality. A project of this magnitude needs someones full attention to see it through and you're spread too thin. Unfortunately I doubt there will be any grants for the chapel there are so many like it all over France. Currently there are more Chateaus for sale in France than ever before, there are so many of them in a state only the truly magnificent like Purloin receive funding. The most important thing is to get the Chateau structurally sound because that is potentially your revenue earner. You may choose to get the Chapel structurally sound but to restore entirely sounds like a folly when there is literally an endless list of jobs in the chateau. How much patreon money do you have put by? Who of the employees are paid through Patreon and who are funded by B N B or your YouTube earnings? Start renting out your London flat again, extend your B n B season to a full week for guests and open earlier and stay open later in the season, your avid fans would pay a mint to stay at Christmas or Easter. You could start taking on the cooking like you used to, you could also with Philip do bedroom turn arounds. Your lifestyle has totally altered since you started YouTube you don't cook clean or seem to do any work in the Chateau. Any business has to operate within its means. Sign up to Location companies like Shoot Factory so the Chapel and Chateau can be used for TV and photo shoots once both are structurally sound. Host events like other Chateaus and start operating like a business and a serious renovator. You rarely answer questions on here you delete many patreons and now you're wanting more money our opinion is suddenly valued. I probably sound a bit mean but sometimes you need someone to tell it like it is rather than blowing smoke up your bum. Stop buying expensive antiques like the Givenchy desk and other fripperies like the Ardmore vase and you have £13k just there. We all like nice things but they come after you have done the work. You have outbuildings stacked with furniture that you aren't even using. The panelling for the Grand Salon cost an arm and a leg and would have paid for the structural issues the horse has to come before the cart.

If the previous owners were so religious, how did they react to your pretend Moonie wedding event in the chapel and on another occasion, leaving it unlocked so a guest entered and did a photoshoot in black lace underwear in front of the altar? This was published on the internet. Are you planning any other similar events once it's repaired? It doesn't demonstrate much respect for the chapel, does it? Parties seem to be much more important to you than the chapel!

We find Stephanie in bed. Her hair is tied back as I suggested, and she’s wearing her 100 stars robe. The lights are low. She’s not quite sitting on her hands, but she’s trying. As I predicted, she holds up the engineers report to prove she actually has one.
She has chosen the strategy of: Oh my goodness! I’m so flustered! I’m so upset! I don’t know what to do! I need you to help me figure out what to do. She’s going for shock value here so she leads with the total price $400K+ This price includes fixing both structural issues and restoring all the paint work inside. It’s does not include taxes or a 10% fee for the architect to oversee the work. She said she’s going to need to meet with the architect to go over everything so that she can try to understand why this is going to cost so much. She indicates that she could buy an “Old Master” for that kind of money. (You know she’d rather - think of the bragging rights!)
She also indicates at this time that she has a quote for stabilizing the rotten beams in the ground salon. Amazingly that’s only $20,000. My filthy little animals, I have a feeling there’s some bullshit regarding that figure, but I’ll get to that later.
Apparently she’s going to go through line by line to tell us why this is going to cost more than $400K. I’ll make it easy for you, and a lot less painful!
The structural repair part for the chapel is $150K the paint work restoration is $280k and something thousand. Taxes are not included nor is a 10% add on for the architect to oversee the work.
She said she doesn’t know what to do because the paint work in the chapel is better than some parts of Notre Dame. She said it must be saved that it wasn’t going to be lost on her watch.
Now, while she claimed not to understand why the bill was so high, as she went line by line she explained what each line was for. So I’m not sure what she doesn’t understand. There’s also mobilization cost under each project to protect the chapel. I’m not sure why they’d include it twice, unless the project was going to be split. (Which I think it already has.)
She claimed that she could understand $150,000 for structural but not the $280,000 for the paint work. She said she has $150,000 for the structural. Which is why I think she’s already split it. The cost for mobilization and protection is around $30k. So if she doesn’t do this all at the same time it’s going to cost an extra $30k is my read. Sounds about right, doesn’t it animals?
Meanwhile, the hands are starting to fly about. Apparently she didn’t get my note about sitting on her hands. Again, she is resorting to the whole “I just don’t know what to do. Please comment and let me know. What order do you think I should do things in. She named off the lake, she named off the chapel, she named off the rendering of the facade (We haven’t heard about that a long time have we animals?), the stabilization of the grande salon.
Then we come to my favorite part. The part where she talks about that she spending $20,000 a month on the people who work at the Château. She says there’s no way she can come up with over $400,000 to fix the chapel and do all the other projects and keep the people in their jobs. What she fails to mention is that when you total up all of her income for the month it’s realistically $50,000 so she’s got $30,000 every month to spend on renovations. And as she hasn’t done any renovations, really, she should have like $1 million to do this. (Oh she whines about the “six figure heating project” as well).
That’s pretty much where she leaves it, but not before discussing how the people are like a family and how excited she is that Ma -E Wiik has returned and she’s so happy.

Hi Stephanie. Your problem is far bigger. Both the back of your chateau and the chapel are suffering from it. Namely the missing lake. Since the removal of the lake the level of ground water has fallen below your now days stream. So the soil is slowly compacting. As it is manifesting in the beam of the old wing of the chateau and moving vault of the chapel. Filling of the lake will not undo this process. It will make it even worse. Since once compact moist soil in now dry the introduction of water will turn it into mud and buildings would just sink. So mending the walls, roof, vault or the beam will not help. Those construction enhancement works will have to wait. Your first priority should be in new foundation of both buildings. Please do find a specialist in foundation survey ASAP. Because the title of the next video after some heavy rain might be: The chateau/chapel has collapsed.

Thank you for laying all the information out for us so clearly. Let’s face it… the Chateau and it’s people are why we watch. I suggest you have the put up the metal structural supports to hold up the roof and set the Chapel aside. Finishing the heating allows possible winter paying guests to come. Finishing Nattie and Jerry’s apartments would allow you to rent them out for more B&B income. Continue expanding to the unfinished rooms and fix them up as more rooms to lent. Finish the Grand Salon as it is a feature to attract guests. This is a business for guests and for your Viewers so that they produce revenue for improvements. It is a pipe dream to think the Viewers are going to be entertained each episode without you spending income for the garden improvements, trips, antique shopping and improvements weekly on the Chateau. In the future, when the rooms available are restored with your incredible styling and rented out, you can do step one of the Chapel. The Chapel doors are closed and no one misses it now. I think the Lake is a far, far better entertainment asset than a Chapel. Everyone can see it and enjoy it. The facing of the Chateau is seen by everyone on arrival..do it not the Chapel!!! If spending your entire budget on the Chapel and the Viewers see you with no weekly real improvements, they will go to your competitors who build and style every week. My friend said, if she sees you walk through the dead Winter Garden and talk to chickens or more time..she’s gone.

I am happy to tell you. I heard Stephanie mention on her channel about this site that were saying “nasty” things about her so I thought I’d do some research and found Tattle Life. I joined but mostly read what was being said … rather than posting. I then attended the Patron Day … where I met some lovely people but I was disappointed with Stephanie (who behaved like she was a big Hollywood celebrity) and Philip (who was just so far up his own arse … it was offensive). After that … I grew more and more disillusioned with the whole vlog (but continued to watch as I did genuinely like some of the people I’d met). The nail in the coffin for me was the death of the “Fashion Sponsorship” girl. I felt there was a huge duty of care that was not carried out and there was no remorse displayed from the Chateau … more “feel sorry for me because I have suffered a terrible loss”. I just felt I couldn’t carry on supporting someone who exhibited this behaviour … so I unfollowed every channel and cancelled my subscription. That’s my story.LadyRed said:
