Yeah that's correct for Scotland. If I was looking on Rightmove and saw it was under offer I wouldn't phone for a viewing because the owner has accepted an offer and providing all is well the house will be sold.If a house is under offer in Scotland, it's effectively sold and off the market on the basis that all the paper work goes through and legal side is sorted. "subject to conclusive missives" If it falls through, the house needs relisted.
Not an EA so don’t know the procedure but does that mean it has multiple offers on it? When we sold our house it went up on the fri, did viewings on the weekend and on Monday we had two offers plus a note of interest so they suggested doing a closing date, which was set for the Friday of that week- we had five offers in total by the deadline.If it's the house we think it is then it's now saying on rightmove it's got a closing date of 4th August.

Yep, and get a mortgage to help them afford a house and not live in a rubbish area. Pay for some of it as they earn and don’t burn themselves out. Not meaning anything crazy but buying outright at their sort of budget is never going to provide a lot of options.I think they will.
