There’s nothing you can do, either accept he is this way, and find a way to ignore OR move out - that’s a difficult choice to make I know but he isn’t going to listen to reason here it sounds like he’s made his mind up it’s your fault so that’s it. The arrears will build, he will face losing his home (and any chance of another with arrears) and you risk being dragged into that as well if you stay.

Does anyone know when it comes to private housing that if a house decides to get extensions they need to alert the neighbours? Or is it if they get planning permission accepted then they don't need to alert neighbours?

Without giving away too much, a house is getting some large work getting done, we haven't been told or alerted about it, I had aways though neighbours needed to be told but unsure when it comes to private houses what the rules are

The works being going on weeks now with no end in site, it's more the noise, mess an disruption that's starting to annoy me, vans parked inches from my front garden (parking on pavement) an their crap all over the garden plus walking over it which we have treatment down, constantly taken rubbish out my garden as it's blown over, they were cutting wood an it was clouds of this black smoke everywhere, they keep throwing uneaten bits of sandwiches/rolls all over the road at lunch which has now encouraged seagulls to consistently come down now, they constantly park across the driveways as well an block off access to houses with their numerous vans, there's laybys in the street but they won't use them an just leave them abandoned all over the road, but without being told about any of this I dont know how long its to last an really would like a end date

The neighbours are massive assholes and I'd rather not approach them

In my (very) limited experience the neighbours are made aware by council before it being granted. It’s up to them to then put forward objections. That said I was always been the immediate neighbour so the council may not bother for anyone further away.

Last time house next in terrace was done took over eighteen months and that was everyday from exact time in morning to late evening (7:30am pneumatic drilling as example). It was horrendous. If I said anything they’d just mock. Blocked all access, refused to have breaks ‘on site’ so had them in our garden (food/drink cans, even “lads mags” all left in front garden. Was a tip. Not to mention builders materials. It was horrendous. The people that rented it from HA were evicted and the HA didn’t care at all, not even when the builders forgot to put scaffolding up to hold up the building and it nearly tore down the houses each side. It was horrendous. I lived in property alone most of that time because it was so bad.

I had thought that as well, but we have had no notice, it just started one morning, we aren't right next door, but it's a small cul de sac we are in an we are very close to the house so I'd have assumed we were close enough to have been told

This is of course all assuming they did apply for planning permission an haven't just went an done the work which Tbh the type they are I wouldn't be surprised if they haven't sent requests for it being done

It depends what are being built. A lot of extensions don’t need planning permission anymore. But if you are concerned check with your local councils planning department and maybe also complain about noise

You can usually extend a certain amount under permitted development and won’t need planning.
When planning is applied for immmediate neighbours are informed. You can usually search planning applications on your local councils website.

Permission or not they can’t infringe on private property, litter, trespass, block drives etc, there are rules about what time they can start noisy work, burn rubbish etc. Contact your councils planning dept or environmental health for dust/noise with your concerns, they’ll tell you what’s permitted and what’s a breach.

If the construction company is large rather than a one man band you could contact their management regarding the worker’s behaviour too.

Thanks, it's quite a lot of work both back an front of house, basically they are changing quite a bit as well as extending

The noise is kept during decent hours so can't complain about that, personally they are quite lazy, start about 10, go for lunch then leave around 3, but it's the numerous vans abandoned all over the road, blocking drives, rubbish that's more the problem, an mentioning anything to them directly just results in them being smart arses an laughing about it

I just would like a finish date Tbh, I'll check with the council an see if maybe they have any idea, because it's private housing I just wasn't sure if the council would care about it

You may not get a finish date because so much can effect it. But I’d check your councils website, assuming it’s logically organised, probably isn’t, ours is a nightmare!!

Take photos of the vehicles and the litter and forward to the council. As someone else mentioned if it’s a bigger company they will probably take it more seriously

Double pronged attack then. See if you can get a contact for environmental health officer for the litter and nuisance and the planning dept might have HSEs who'd be interested in the health and safety on site.
You won't get an end date though. Once planning is granted and work started they could lay a brick a day pretty much and it'd stay current.

From what I know it's just a small local company doing the work, had a look at the name an its not anything like a franchise, it's just a pain in the ass that now the seagulls know they are being fed they are constantly coming down am seagulls when they have young can be vicious

It's a pity I wouldn't get an end date, even if it was a rough estimate it would be enough, it just seems to be going on weeks when others have had work done an its been a fraction of the time

You might get a rough date from the company doing the works or the property owner but if you've ever seen Grand Designs you'll see nothing with building works goes to plan! And it could just be the first round of works sadly. The council won't have any knowledge of it and even if the planning officer is involved GDPR would probably put the breaks on them divulging anything. Checking their planning application online though, if they have one, could give you an idea on the scope of the works and the planning decision will tell you if any special conditions have been applied. It'll also show any neighbour objections. Nothing brings neighbours together like objecting to planning so if you recognise any names that haven't been redacted on rejections, you could ask them to support your complaint too.

Done a search right back to beginning of the year an nothing has come up, also done a postcode search an I've seen other houses in our street but not there's, does this mean that they haven't applied for planning in the first place? The most recent I could search from was 28th July an they started long before then

My neighbour next in terrace, other side, has spent all day drilling various parts of house, from 9am-7pm. I only have a bed and the place has been vibrating so much I’m in agony (and landlords painting, on inventory smashed), finally got out of bed to see they’ve erected outside a massive two storey extension. No permission sought. It’s huge and been built on a very dodgy crumbly wall that decades ago (70s) formed part of the house I live in which collapsed before it being renovated to what it is now. That wall is extremely unstable.

The noisy renovations have cost me my therapy (wait list is MONTHS) so landlord can now call on bailiffs to kick me out. They knew about it but their gardener turned up meaning it couldn’t be done due to noise and bedsit stinking of petrol. Thr next door started.

If it falls under permitted development they wouldn't have needed it. Might be worth a call into the planning department, If they did need planning and haven't got it they are the ones to stop them.

Thanks, might enquire about it, it's starting to turn into a monstrosity if am being honest, more an more crap is being put up out front, personally at that stage you are as well just buying a house you like rather than practically change everything about the one you have, they only moved in last summer as well

Excuse my ignorance but why can the landlord now call bailiffs? Have you been served a Section 21 notice and a possession order been granted by the court?

The general rule of thumb is construction work can go ahead from 7:30/8am until 6pm week days. If they have not planning and need it, report this to the local planning office.

It’s not section 21 in wales. Paperwork is all in order. They agreed to postpone action only if I was doing therapy (for which there is only on for hoarding disorder) which I now am not.

Couldn’t find it on planning website, but it’s really complicated the details needed to check which I don’t have. They’re literally drilling into the wall my bed and A frame is against so it is agony. Walls are vibrating and extremely noisy, unbearably so - earplugs and professional noise defenders I think they’re called (used by people doing building work) make little difference. The council certainly should have notified about the work being done - it’s a two storey extension on a listed house. I also spend most of my time in bed due to being so ill during summer heat so it’s worst possible time for me - though that’s my problem not theirs. They aren’t even living there and have gone away for the next month “or so”

You also have 3 years to start development from planning so it could be that and the previous owners secured the permission. Plus, if they started the work within 3 years but didn’t finish they’re still allowed to finish. No way of telling unless you speak to the planning department if there’s nothing online.
