Depends on how popular then house is. If it needs a lot of work doing and I am the only one to make an offer them it's either my offer or nothing and no sale means no commission. I wouldn't be an ass hole with them I'd just expect a please and a thank you and for them to turn up to viewings with accurate information.

How do you know you won’t get that? I’d be interested to know where your problem with Estate Agents come from. Is it because they didn’t email you back or does it go deeper than that?

They’re a necessary part of the process. I don’t particularly like dentists but if I want to be pain free or have a killer smile, I need them.

Thanks, do you think the mortgage lender would give me the full amount in cash so I could effectively walk up to the vendor as a cash buyer?

I have no problem with estate agents personally I'm sure some are lovely and as I said earlier I am willing to put up with the rude ones until the sale goes through. You are right we all have to go through things in life we don't like. The ones I've spoken to so far have not been very helpful and I know people on this thread work with estate agents so I gather they don't consider it important to gain my respect as I am the customer not the client. I'll just have to bite my tongue. It's the culture of treating buyers like insignificants I don't like (another Tattler had her emails ignored too), no problem with an individual who choses to be an estate agent.

I think a mod should close this thread now to avoid things getting heated and personal.

The system is shockingly rit, I’ll give you that. You’ve just got to suck it up and play the game.

I assure you that you won’t be the only one to offer on a house. There’s a huge stock shortage.

Hello all. I would like the advice from people who have bought properties in the last 5 years or so. I am a first time buyer. I have been looking at various properties online and for the ones which tick all of the right boxes, I've been emailing the agent and simply saying I have seen the details and I would like to make an offer of XXX amount, usually above the asking price.

I am finding that the estate agents aren't responding to my emails, even with new listings. I am wondering if, as a first time buyer and I may not understand the etiquette that my offers aren't being taken seriously. I'm really not bothered about spending time viewing, as I plan on decorating and refurbishing to my taste and I can live with any problems no matter how major, as long as it ticks three boxes:- is a house, not a flat | has a garden | is in the location I want.

We completed on our first home 3 weeks ago although the process did take 6 months because things were held up due to stamp duty, Covid and 2 solicitors going on long term sick.

We made our offer via our mortgage broker. She done all the negotiating on our behalf.

Oh wow! I didn't know they could do this! And of course the mortgage broker works for you, so you don't have to put up with any arsey estate agents. Did your MB arrange a viewing or did you just buy based on the details in the listing?

We arranged the viewing ourselves but because it was during lockdown we had to provide proof we were serious so we had to email over our mortgage offer and proof of our deposit.

I really recommend having a mortgage broker. She helped us a lot along the way and especially dealing with the solicitors.

Unless it’s an auction I doubt an estate agent would take someone seriously who offers without viewing. It’s just not how things are normally done.

Mortgage brokers don't arrange viewings. Having worked for one, I can tell you they'd probably, respectfully of course. tell you to duck off if you asked I definitely would have!

You seem OBSESSED with the idea of getting everybody to do everything for you because you're paying them so they just should. You do actually have to do some legwork yourself - the keys to a house are not going to just magically fall in your lap without a little bit of effort on your part.

Don’t worry about a few days wait to view. Agents are busy at the moment, and probably short staffed with all the pinging.
Some vendors give their agents instruction to only conduct viewings with proceedable viewers, so that’s people who have cash, no chain or SSTC.
But that’s where having a conversation with the agents comes in, they’ll let you know.
They’ll ask you lots of questions to figure out your situation, whether you’re a realistic option or a daydreamer.
And even if right now you’re persona non grata, hopefully soon when you get your stuff in order you will be a realistic option. Lots of patience is required, lots of hoops to jump through. You’ll figure out how it all works. Good luck.

Barclays should have actually issued an AIP document for you to present rather than just an e-mail from your mortgage broker. Ask her for it.
