Hi guys. Hope this is the right place to put this and hope it makes sense but been googling and my head's mashed.

So I recently sold a house and then the buyer pulled out a few weeks before completion.
No biggie we just stuck the house back up for sale and it sold within the week ( at a cheaper price but hey ho, need rid )

Now this is where I'm stumped/annoyed.
So the solicitors we are using to sell the property are now dealing with the buyer. And won't deal with us due to conflict of interest. BUT the case is still open for our original sale?
So we are now having to find a new solicitor when the original sale is still open.

My guess is there are fobbing us off now as a buyer will be charged more than a seller, so in turn they'll get more money.

Is there anything I can do? Or is it just a case of getting a new solicitor.

Doesn’t sound right to me as if you are existing clients with a file already open with them connected to this matter, then they should refuse instructions from the other side.

I wonder if they are on the panel for the mortgage co for the new buyers, and that’s why the instructions have come through, but even so they should not accept them due to conflict of interest.

Ask them if the Head Of Comceyancing and/or the Risk or Compliance Officer can review.

I'd make a complaint. It's a conflict of interest as you are the existing client and its the same property they literally done all the work for. It's not like you used them 2 years ago to buy and now want to sell but the new buyers got in their first. Most firms if the client wants to continue to instruct will keep the same file open for a new transaction.
 
Could it be they were already working on your buyers behalf as well? Are they in a chain? Maybe they'd already instructed them on their current house sale and are part way through that before they found your house?
