House repairs before selling

I would just put it on the market. If you have feedback or a lack of interest then maybe look into it or do it at the same time to gauge the seriousness of the issue.

Houses are sold as seen, so it’s up to them and their surveyor to advise.

I’d just put it on too. We were in a similar situation with cracks (much older property) when we sold my granny’s house. We ended up reducing the price slightly when the buyers survey identified the cracks, but that ended up much much cheaper than actually resolving the issue

Personally I'd just put it on the market and cross that bridge if it comes to it.

This is the sort of thing that will come up in a homebuyers survey if they have one, with it being a new build you might get lucky and they won’t bother the house we bought needed fully re-rendering but you could tell that just looking at it and we made our offer accordingly (our house was a lot older than yours but we could tell there were no damp issues so didn’t worry too much). I definitely wouldn’t do this sort of work before selling.

Long story short, we plan on selling our house this summer however have noticed that there is moisture cracks in our pebbledash/harling on our outside wall.
I’m really worried that if I leave this then it might impact our selling ability.
It’s a new build house, 12 years old so I can’t get NHBC to look at it.
Do I leave this and advertise anyway, would it put new buyers off??
Houses are selling so fast where I stay but I’m worried this would cost a big amount of my money reserved for moving.
Does anyone have any experience of this?

I have booked a survey and will wait and see what they say. Everything is in the house is great and we have just put a new boiler in 3 months ago.
it’s just a stressful thought paying to get it done before we move however I don’t think we will fix it prior to that. Like some of you have said it will show on the survey anyway so the future buyer will be aware of it.
I just hope it doesn’t put anyone off x

Ask the estate agents who come to value it
